128 affordable homes and Health Centre providing a gateway to the new development

Located on the North-eastern part of the Sweetwater neighbourhood, Parcel 4.1 marks the entry from the Eastern edge of the River Lea and provides the gateway to the new development. Situated on Carpenters Road, the block has an L shaped footprint and a railway to the North.

Three 6-7 storey building blocks sit on a podium that house a Health Centre at ground level. The 3 blocks of apartments have been split to maximise daylight and sunlight for podium garden and to provide long views across the park. 128 affordable homes are delivered with 85% dual aspect and 40% family living.

The elevations have been designed to break the scale of the buildings by introducing a pin-wheel diagram in plan and elevation. This provides an opportunity for recessed balconies to key locations as well as a degree of privacy to these amenity spaces away from the busy road and facing the podium gardens. A public stair connects Sweetwater to the East Wick neighborhood.
