amodular™ KSA is a next-generation modular construction system, designed to meet Saudi Arabia’s ambitious housing and hospitality demands with speed, efficiency, and sustainability. This system has been developed in line with Saudi Building Codes, as well as fire and sustainability standards. The system supports diverse typologies — from six-storey mass housing and system villas to modular residential towers, hotels, offices, and business parks.

At its core, the innovative steel-frame structure, aframe™ (astudio’s steel frame system), is nearly 50% lighter than conventional hot-rolled frames, resulting in significant cost savings, reduced embodied carbon, and faster production. A fully digitised workflow connects 3D BIM modelling with factory production, ensuring precise steel weight calculations, cost accuracy, and quality control at every stage.

Modules are manufactured in controlled factory conditions, with assembly stations progressing every 3–6 hours. This streamlined process creates up to 20 completed modules per week, ready for transport, stacking, and rapid site installation. This approach not only accelerates delivery but also guarantees consistency, durability, and adaptability across residential, commercial, and hospitality developments.
