Bensham Lane

2 Bensham Lane will replace a disused warehouse to provide much-needed affordable homes and commercial space for Croydon. GLA funding has been secured to deliver the entire scheme within affordable tenures. 47 homes will be delivered at London affordable rents with remaining 13 homes at intermediate shared ownership level.

astudio have led the building and landscape design for the scheme. Inspired external grassland spaces informed by plant species cascade to lower levels of woodland edge and forest floor which soften the building and public realm. 

The green ground floor play and public realm is complimented by a green glazed brick highlighting the double height entrance. The layered brick work is emphasized by shifts in mortar colour, creating depth to the elevation along. The shifting order of brick and window configurations develop a visual relief that coordinates with the cascading massing of the building.
